IRR Calculator finds the internal rate of return — the discount rate that makes the net present value of your cash flows zero — by iteration.

Uses the cash flows you enter and solves for the rate that makes the net present value zero; it doesn't predict future performance and excludes fees and taxes unless they're in the cash flows.

All arithmetic runs in your browser using double-precision floating point, so extreme inputs may show tiny rounding differences.

Worked example

If 100,000 invested returns 120,000 in one year, the IRR is (120,000/100,000) − 1 = 20%. Multi-year cash flows are solved iteratively.

What does the IRR represent?

It is the per-period discount rate that makes the net present value of all the cashflows equal to zero, expressed as a percentage.
