How is affordability estimated?
It caps your mortgage payment at 40% of income minus existing debts, works out the loan that payment supports, then adds your down payment to get a home price.
Does it include taxes and insurance?
No. The estimate covers the loan payment only. Property tax, insurance, HOA, and maintenance reduce what you can comfortably afford.
How does my down payment change the result?
A larger down payment adds directly to the affordable price and lowers the loan needed, which can also improve your rate and remove mortgage insurance.
